Western Australia is cheaper than the eastern states across most of the range. Its first home owner thresholds also lifted sharply on 7 May 2026 — to $600,000 duty-free — which a lot of published material has not caught up with.

Transfer duty on a $600,000 purchase in Western Australia is $22,515. On $800,000 it is $32,316. On $1,000,000 it is $42,616.

Those figures are the standard rate for a buyer with no concession — an investor, or someone who already owns property. First home buyers and owner-occupiers may pay less; foreign purchasers pay an extra 7% on top.

Do first home buyers pay stamp duty in Western Australia?

Not below $600,000. Since 7 May 2026, eligible first home buyers in Western Australia pay no transfer duty up to $600,000. Between $600,000 and $800,000, duty is charged at a concessional $16.15 per $100 above $600,000 — a flat rate, not a taper. Above $800,000 the general rate applies.

When do you pay stamp duty in Western Australia?

Transfer duty is assessed on the contract and must be paid within the window set by RevenueWA. In practice your conveyancer or solicitor lodges it and you provide the cash on or shortly before settlement. It is not a cost you can defer.

Is there a foreign buyer surcharge in Western Australia?

Yes. Western Australia applies an additional 7% of the property value on residential acquisitions by foreign persons, including foreign-controlled companies and trusts. It is charged on top of the standard transfer duty, not instead of it.

Can stamp duty be added to my home loan?

Sometimes, but rarely wisely. Some lenders let you capitalise duty into the loan provided the total loan-to-value ratio stays inside their limit. Doing so usually pushes you into a higher lenders mortgage insurance band and erodes your starting equity, so most buyers pay it from cash savings.

What is the difference between stamp duty and transfer duty?

Nothing. They are the same tax under different names. Several states formally renamed it transfer duty or land transfer duty, while everyday conversation still says stamp duty. The name comes from the old practice of physically stamping documents to show the duty was paid.
