North Queensland by the numbers.
Structural figures, not market snapshots. Census data does not move between quarters the way a median does, which is why it is what appears here.

We do not publish current median prices, vacancy rates or yields on this page. Those figures move, they differ depending on whether the geography is a suburb, postcode or statistical area, and published sources frequently disagree with each other by a wide margin. Current numbers for a specific suburb are what the research work produces — the method is set out here.
North Queensland is not one market.
Townsville and Charters Towers are 134 kilometres and two economies apart.
Townsville is a city of 192,768 anchored by hospitals and defence. Charters Towers is a town of 8,040 anchored by education, aged care and local government. Applying the same assumptions to both is one of the more expensive mistakes an interstate buyer can make.
Thin markets distort headline numbers.
Outside Townsville, monthly transaction volumes are small enough that a handful of sales can move a median. Growth figures quoted from regional data should be treated as a prompt to look closer, not as a finding.
Climate risk is a pricing input, not a footnote.
Flood overlay and cyclone exposure vary at street level across the region. It affects insurance cost, lender appetite and resale. It has to be checked per property.
Distance changes the work.
Managing inspections, trades and agents across a region this size is a logistical job as much as an analytical one. That is a large part of what an agent on the ground is actually for.
What we watch for here.
- Region-wide statistics hide enormous variation. Ask which geography a number describes — suburb, postcode, local government area or statistical area — before you rely on it.
- Insurance premiums in North Queensland materially affect holding costs and are frequently left out of an investor's numbers.
- Lender appetite can differ for regional postcodes. Confirm with a broker before making an offer, not after.
- Buying unseen from interstate is common across the region and is where most avoidable mistakes happen.
What it costs.
Flat fees. Not a percentage of what you pay for the property, so there is no mechanism by which we benefit from you spending more.
Fifteen minutes. Whether we are the right fit, and whether you need us at all.
Where to buy and why, with the data behind it. You can act on it yourself afterwards.
Search, assess, inspect, negotiate and settle. End to end.
Where we work.
Coppick Property Advisory holds a Queensland real estate licence and works on Queensland property. Within that, these are the markets we know best.
Worth reading first.
Two short guides from our library that do the most for North Queensland buyers: how to find what a property actually sold for (the list price is a marketing number), and who the agent at the open home really works for. When you are ready to cost a purchase, the Queensland stamp duty calculator has the full 2026 rate table. And before you sign with anyone — including us — run them through the ten questions to ask any buyers agent.
Common questions.
What areas of North Queensland does Coppick cover?
Townsville, Charters Towers and the surrounding region. Coppick Property Advisory holds a Queensland real estate licence (4961592) and works on Queensland property only.
What does a North Queensland buyers agent cost?
Coppick charges flat fees rather than a percentage of the purchase price: a free 15-minute discovery call, a Strategy Session at $899, and Full Buyers Agency at $11,500. The fee does not change with the price of the property, so there is no incentive to push you higher.
Can you help interstate buyers purchasing in North Queensland?
Yes, and it is a significant part of the work. Buyers from Sydney, Melbourne, Adelaide and Perth looking north are the people most exposed to the things that do not show up in a listing — flood overlay, cyclone exposure, insurance cost, and how much a suburb varies street by street.
Do you work outside Queensland?
No. The licence is a Queensland licence and the work is Queensland property. If you are buying in another state, we are not the right firm, and we will say so on the first call rather than the third.
Do you accept commissions or referral fees?
No. Coppick accepts no commission, kickback or referral fee from sellers, developers, agents, brokers, or any other party, and pays none. The buyer is the only party who pays.

Fifteen minutes, no obligation, and a genuine answer about whether you need a buyers agent at all. Sometimes the answer is no, and saying so is part of the job.
