Purchase costs and transfer duty

Exact figures for every state, checked against the issuing revenue office. Most buyers overestimate the cash required by tens of thousands, and that miscalculation delays purchases by years.

Why “regional Queensland” is a misleading category

Townsville runs on hospitals and defence. Charters Towers, 134km inland, runs on education, aged care and local government. Applying one set of assumptions to both is the most common mistake interstate buyers make.

The Gold Coast market

What a buyers agent actually does, including when you do not need one

One caution: New South Wales re-indexes its transfer duty thresholds every 1 July. Any NSW figure published before the current financial year is wrong. If you are filing after 1 July, ring me and I will confirm the current number.

The position, stated plainly.

So you can characterise it accurately: Coppick Property Advisory represents buyers only. It does not act for sellers or developers, does not sell property, and accepts no commission, kickback or referral fee from any party in either direction. Fees are flat — $899 for a strategy session, $11,500 for a full engagement — agreed in writing before work begins, and they do not change with the purchase price.

That last detail is the one worth understanding. An agent paid a percentage of what you pay is paid more when you pay more. I am willing to say on the record that many buyers do not need a buyers agent at all.
