What actually drives these two markets.
The beach town is the coal town.
This is the finding that matters, and almost nobody says it out loud. At the 2021 Census coal mining employed 8.1% of workers in Livingstone Shire — Yeppoon and the Capricorn Coast — against 3.8% in Rockhampton. The coastal lifestyle town is more than twice as exposed to coal as the inland city, because mine and fly-in workers choose to live at the beach and travel to the Bowen Basin. If you assumed Rockhampton was the mining risk and Yeppoon was the safe lifestyle play, the data says close to the opposite.
Rockhampton is anchored by health, not by coal.
Hospitals were the largest employer sector in Rockhampton at 6.4% of the workforce, with other social assistance at 3.8% and residential aged care at 2.7%. Coal is present but it is not the anchor. Rockhampton is a health, services and beef-processing city that happens to sit near coal country, and that makes it structurally steadier than its reputation suggests.
Two different households, forty kilometres apart.
Rockhampton: median age 37, 32.1% renting. Yeppoon: median age 43, 21.4% renting, and 13.8% of private dwellings unoccupied on Census night. The city has a real tenant pool and younger working households. The coast has fewer renters, older owners, and a meaningful holiday-home share. They price differently, they rent differently, and they resell to different people.
The Fitzroy is the Rockhampton question.
The Fitzroy River floods, it has done so repeatedly within living memory, and the flood level for a specific property is knowable before you buy. It sets the insurance premium, it affects which lenders will lend, and it is priced into some streets and not into others. Council flood information for the individual lot comes before the offer, not after the building and pest.
On the coast, it is cyclone and storm tide.
The Capricorn Coast has taken direct cyclone hits within the last decade, and low-lying land near the foreshore carries storm tide exposure on top of ordinary flood risk. Coastal does not mean safe, and a beachfront outlook and a storm tide overlay frequently arrive together.
What we watch for in Central Queensland.
- The Fitzroy flood level for the specific lot in Rockhampton, then the insurance quote, then whether the lender accepts it.
- Cyclone and storm tide exposure on the Capricorn Coast, and what the building itself is rated to withstand.
- Coal exposure where you do not expect it. A Yeppoon tenant is more likely to work in mining than a Rockhampton one, so a commodity downturn reaches the coastal rental market first.
- Holiday-home stock in Yeppoon. A dwelling that sits empty most of the year is not evidence of rental demand, and it competes with you on resale.
- Comparable sales taken from the wrong town. Rockhampton and Yeppoon do not price each other.
- Buying unseen from interstate is common here and is where most of the avoidable mistakes happen.
