Stamp duty in Victoria.

Victoria has the heaviest stamp duty in the country for mid-priced property. It also has an unusual band: between $960,000 and $2 million, duty is a flat 5.5% of the whole purchase price rather than a marginal rate on the excess.

Land transfer duty on a $600,000 purchase in Victoria is $31,070. On $800,000 it is $43,070. On $1,000,000 it is $55,000.

Those figures are the standard rate for a buyer with no concession — an investor, or someone who already owns property. First home buyers and owner-occupiers may pay less; foreign purchasers pay an extra 8% on top.

Do first home buyers pay stamp duty in Victoria?

Not below $600,000. Eligible first home buyers in Victoria pay no land transfer duty up to $600,000, with a partial concession phasing out at $750,000. Above that the standard rate applies. Eligibility conditions apply, so confirm your position with State Revenue Office Victoria.

When do you pay stamp duty in Victoria?

Land transfer duty is assessed on the contract and must be paid within the window set by State Revenue Office Victoria. In practice your conveyancer or solicitor lodges it and you provide the cash on or shortly before settlement. It is not a cost you can defer.

Is there a foreign buyer surcharge in Victoria?

Yes. Victoria applies an additional 8% of the property value on residential acquisitions by foreign persons, including foreign-controlled companies and trusts. It is charged on top of the standard land transfer duty, not instead of it.

Can stamp duty be added to my home loan?

Sometimes, but rarely wisely. Some lenders let you capitalise duty into the loan provided the total loan-to-value ratio stays inside their limit. Doing so usually pushes you into a higher lenders mortgage insurance band and erodes your starting equity, so most buyers pay it from cash savings.

What is the difference between stamp duty and transfer duty?

Nothing. They are the same tax under different names. Several states formally renamed it transfer duty or land transfer duty, while everyday conversation still says stamp duty. The name comes from the old practice of physically stamping documents to show the duty was paid.
