What actually drives the Cairns market.

Health first, tourism second.

The single largest employer sector at the 2021 Census was hospitals at 6.9% of the workforce. Accommodation, and cafes and restaurants, together account for 5.6%. Tourism is the visible economy in Cairns, but health and social assistance is the larger and steadier one — and that distinction matters a great deal when you are pricing risk rather than buying a holiday feeling.

Tourism cuts both ways.

An international airport, the Great Barrier Reef and the Daintree bring visitors, jobs and a short-stay accommodation market that simply does not exist in most regional cities. The same exposure runs the other way. Border closures, airline capacity and the exchange rate move this economy in a way they do not move a purely domestic one, and 2020 demonstrated that more clearly than any forecast had.

A third of households rent.

35.0% of Cairns households rent, against 26.4% who own outright. There is a real tenant base. But a meaningful share of the dwelling stock is short-stay or holiday-let rather than permanently tenanted, which distorts any comparison between what a property has earned and what it would earn on a standard twelve-month lease.

Apartments here need different questions.

Cairns has a far larger unit and apartment market than most of North Queensland, a lot of it in complexes with on-site management, letting pools or resort facilities. Body corporate levies, sinking fund balances, letting agreements and lender attitudes to small floor areas are what catch out buyers from outside the region. None of them appear in a listing photograph.

Suburb choice matters more than the city.

Cairns is not one market. It runs from the northern beaches through the inner suburbs to the southern corridor and out to Gordonvale. Cyclone, storm tide and flood exposure vary street by street rather than suburb by suburb, and they are the single most common thing buyers from outside the region underestimate.

  • Cyclone, storm tide and flood overlays are real and vary at street level. Council mapping and a per-property check are non-negotiable, not optional extras.
  • Short-stay and holiday-let stock does not price or finance like a standard rental. The number that matters is what it earns on a permanent lease, not what it took last peak season.
  • Body corporate levies, sinking fund balances and on-site letting agreements can change the real cost of holding a property more than the purchase price does.
  • Tourism employment is seasonal. A vacancy or rent figure taken in one month is not a trend.
  • Buying unseen from interstate is common here and is where most of the avoidable mistakes happen.
