What actually drives the Scenic Rim market.

Three quarters of it is owner-occupied.

Only 21.1% of Scenic Rim households rented at the 2021 Census, with 38.3% owning outright and 36.7% paying a mortgage. That is roughly three quarters owner-occupied, and it is the lowest rental share of any Queensland market we write about apart from Noosa. People buy here to live here. For an investor that means a thin tenant pool, few comparable rentals to price against, and a resale that depends on finding another owner-occupier rather than another investor. It is not a reason to stay away. It is a reason to price the exit properly before you buy.

Water is the property, not a detail on it.

Much of this region is not on reticulated town water, and most of Tamborine Mountain is not. Properties run on rainwater tanks, bores, or water carted in during a dry spell. Before you make an offer you need to know exactly what the supply is, how much storage exists, whether any bore is licensed and what it actually yields, and what this property did the last time it stopped raining. A beautiful acreage block with an unreliable supply is a recurring cost, not a bargain, and none of this shows up in a listing photograph.

Nothing employs more than three per cent.

Primary education was the largest employer sector at 3.1%, then hospitals 3.0%, residential aged care 2.4%, beef cattle farming 2.4% and supermarkets 2.3%. Nothing reaches four. This is the most evenly spread employment base of anywhere we write about, and part of the reason is that a good share of working residents commute out to Brisbane, the Gold Coast, Logan and Ipswich rather than working locally. The regional risks that shape Gladstone or Mount Isa simply do not exist here.

An hour from three economies.

Median age 46 and 36.7% carrying a mortgage is the signature of established households who have moved out for land while keeping a city income. Brisbane, the Gold Coast and Ipswich are all within reach, and Beaudesert also sits near a designated industrial and logistics area at Bromelton, which is a long-horizon factor rather than something that moves a price this year. Treat any pitch built on it the way you would treat any project pitch.

Bushfire, and each town on its own terms.

This region has real bushfire exposure and the 2019 and 2020 season demonstrated it. That belongs in the assessment of any treed or elevated block, along with what it does to the insurance premium. And the towns are not interchangeable: Tamborine Mountain is a dearer tourism and lifestyle market with its own water and access issues; Beaudesert is the larger service town and the growth end; Boonah, Kalbar, Canungra and Rathdowney are smaller again and thinner still. A comparable sale from one tells you very little about the next.

What we watch for in the Scenic Rim.

  • Water supply, in detail. Town water or not, tank capacity, bore licence and yield, and what happened here in the last dry period.
  • Bushfire exposure on treed and elevated blocks, and what the insurer quotes because of it.
  • Lender policy on land size. Many lenders change terms above two hectares, and some will not lend on residential terms above a certain size at all.
  • Septic system certification, road access and who maintains it, power supply and internet.
  • The thin rental market. If the plan depends on renting it out, check how many genuinely comparable rentals exist nearby before you rely on a figure.
  • Which town the comparable sales came from. Tamborine Mountain does not price Beaudesert, and Beaudesert does not price Boonah.
  • Buying unseen from interstate is common here and is where most of the avoidable mistakes happen.
