What actually drives this coast.
One in five Ingham workers is in sugar.
At the 2021 Census, sugar cane growing employed 10.6% of the Hinchinbrook workforce and sugar manufacturing a further 9.0% — 19.6% between them. That is a higher single-industry concentration than coal in Mackay or heavy industry in Gladstone, and behind only the metal ore mining concentrations at Mount Isa and Cloncurry. On the Cassowary Coast the equivalent story is fruit and tree nut growing at 10.7%, which is largely bananas, with sugar adding another 7.3%. This is farming country and the housing market runs on farming. A bad season, a disease outbreak in a crop, or a mill decision reaches these towns directly.
The most cyclone-exposed coast in the country.
This stretch took a severe direct hit in 2011 and the recovery reshaped Cardwell, Tully and Mission Beach. Ingham sits on the Herbert River, which floods regularly and seriously, and Babinda at the northern end is one of the wettest inhabited places in Australia. Insurance is not a line item to check after the contract here. Premiums are materially higher than in the south east, they vary enormously by building age and roof type, and on some properties the premium is the number that decides whether the purchase works at all.
Old, mortgage-free, and half empty in places.
Median age 51 in Hinchinbrook and 46 on the Cassowary Coast, with 48.7% of Hinchinbrook households owning outright — the highest share anywhere we write about. Unoccupied dwellings ran at 17.5% in Hinchinbrook and 15.4% on the Cassowary Coast. These are not markets driven by employment growth or by young households forming. They are shaped by who stays, who retires here, and who keeps a place they rarely use.
Cardwell deserves saying out loud.
Cardwell township had a population of 1,320, a median age of 60, and 25.4% of private dwellings unoccupied on Census night. A quarter of the houses were empty. It is a beautiful place and a perfectly reasonable place to live. As an investment market it is very small, and small markets behave differently: few comparable sales makes valuation harder to support, some lenders apply tighter policy to low-population localities, and selling can take a long time because the buyer pool is genuinely small. That is a liquidity risk, and it is the one nobody mentions in a listing.
Each town is its own market.
Ingham is the Herbert River sugar district with a working town at its centre. Cardwell is a small coastal retirement and holiday village. Tully is cane and rainfall, inland and cheaper. Mission Beach is the tourism and lifestyle pocket, with holiday-let stock and a different buyer entirely. Innisfail is the regional service centre, with the region's most substantial commercial and health employment and some remarkable art deco housing stock. Babinda sits inside Cairns Regional Council and is priced as much by its distance from Cairns as by anything local. Six places, six markets, and a comparable sale from one tells you very little about the next.
What we watch for on this coast.
- An actual insurance quote on the specific building, obtained before you are committed. On this coast it is frequently the number that decides the deal.
- Cyclone rating and construction standard of the building itself, and flood mapping for the individual lot — particularly the Herbert River at Ingham.
- Liquidity. In a town of a few thousand people, ask who the next buyer is and how long the last few comparable properties took to sell.
- Whether there are enough genuine comparable sales to support a valuation at all. If there are not, a lender may reach a different number than the contract.
- Tenant employment concentration. In a district where a fifth of workers are in one crop, a bad season is a rental market event.
- Whether a flat fee makes sense against the purchase price. On low-priced property it may not, and we will tell you that on the free call.
- Buying unseen from interstate is common here and is where most of the avoidable mistakes happen.

It has to be understood as a very small market first. That is a retirement and holiday village rather than a market with depth. Few transactions means valuations are harder to support, some lenders are more cautious, and selling can take a long time because the buyer pool is small. None of that makes it a bad place to own a home. It does mean an investment case has to clear a much higher bar than a headline yield.
How exposed is this region to cyclones and flooding?
As much as anywhere in Australia. This stretch of coast took a severe direct cyclone hit in 2011, and the Herbert River at Ingham floods regularly and seriously. Insurance premiums here are materially higher than in South East Queensland and in some cases are high enough to change whether a purchase makes sense at all. Get an actual insurance quote on the specific property before you are committed, and read the flood mapping for the individual lot before making an offer rather than after the building and pest.
