How I know this region.
I came to the rest of South East Queensland the long way, through the construction industry. Logan, Ipswich, Brisbane, Toowoomba. Years of it.
Working on a build tells you things a listing never will. Which corridors are genuinely being developed and which are only talked about. What gets built cheaply and what does not. What the ground is like. How fast an estate goes from paddock to street, and what it looks like five years after the last house is finished.
I grew up on the Gold Coast and I have had housing, growth and development on my mind since I was a kid on a skateboard watching houses go up around Elanora. The construction years let me see the same thing from the inside, across a much bigger area.
It is why I treat Logan, Ipswich and Brisbane as separate markets rather than a discount version of one another. On site, the differences between them are obvious.

Those figures move, they differ depending on whether the geography is a suburb, postcode or statistical area, and published sources frequently disagree with each other by a wide margin. South East Queensland is not one market.
Brisbane and the Gold Coast are not the same market.
At the 2021 Census Brisbane households earned meaningfully more than Gold Coast households, yet the Gold Coast now carries the heavier rent burden of the two. Higher costs on lower wages, one hour apart. Anyone applying the same assumptions to both is guessing, and the assumption usually travels from the capital outwards, which is the wrong direction.
The economies are different, not just the prices.
Brisbane's top five industries include computer system design and higher education — a professional and knowledge base. The Gold Coast's are hospitals, cafes, supermarkets and takeaway food. That difference shows up in wage growth, in tenant quality, and in how each market behaves when conditions tighten.
Infrastructure is a long-horizon input, not a reason to buy.
The 2032 Olympics and the associated transport spend get quoted in a lot of sales material. Infrastructure does move markets — over a decade, unevenly, and mostly in corridors that are already identifiable. It is not a reason to pay more today for something that does not otherwise stack up.
The outer local government areas behave differently again.
Logan, Ipswich and parts of Moreton Bay carry lower entry prices and stronger gross yields, with correspondingly different tenant profiles, vacancy behaviour and resale depth. They are not a cheaper version of Brisbane. They are their own markets, and they need their own numbers.
What we watch for here.
- Which geography a quoted statistic actually describes — suburb, postcode, LGA or statistical area. In South East Queensland these diverge wildly, and a region-wide figure hides more than it shows.
- Body corporate exposure in any apartment or townhouse, particularly on the Gold Coast and in inner Brisbane.
- Flood mapping. Brisbane, Ipswich and Logan have real, well-documented flood history, and it affects insurance, lending and resale.
- Infrastructure claims in sales material. Ask what is funded and contracted, not what is proposed.

Should I buy in Brisbane or on the Gold Coast?
They are different propositions with different risks. Brisbane has the deeper and more diversified employment base; the Gold Coast has the higher rent burden and far more body corporate exposure. Which suits you depends on whether you are buying for yield, growth or somewhere to live, and that is what the discovery call is for.
Do you work outside Queensland?
No. The licence is a Queensland licence and the work is Queensland property. If you are buying interstate we are not the right firm, and we will say so on the first call.
Do you accept commissions or referral fees?
No. No commission, kickback or referral fee is accepted from or paid to sellers, developers, agents, brokers or any other party. The buyer is the only party who pays.
