Common questions.

How much is stamp duty on a $600,000 property in Tasmania?

$22,498. That is the standard property transfer duty on a $600,000 purchase in Tasmania for a buyer not eligible for a first home or owner-occupier concession. On $800,000 it is $31,185.

Do first home buyers pay stamp duty in Tasmania?

Tasmania runs first home buyer relief, but eligibility turns on the type of property rather than a single price threshold. Because the rules are conditional, check your exact position with State Revenue Office Tasmania rather than relying on a general figure.

When do you pay stamp duty in Tasmania?

Property transfer duty is assessed on the contract and must be paid within the window set by State Revenue Office Tasmania. In practice your conveyancer or solicitor lodges it and you provide the cash on or shortly before settlement. It is not a cost you can defer.

Is there a foreign buyer surcharge in Tasmania?

Yes. Tasmania applies an additional 8% of the property value on residential acquisitions by foreign persons, including foreign-controlled companies and trusts. It is charged on top of the standard property transfer duty, not instead of it.

Can stamp duty be added to my home loan?

Sometimes, but rarely wisely. Some lenders let you capitalise duty into the loan provided the total loan-to-value ratio stays inside their limit. Doing so usually pushes you into a higher lenders mortgage insurance band and erodes your starting equity, so most buyers pay it from cash savings.

What is the difference between stamp duty and transfer duty?

Nothing. They are the same tax under different names. Several states formally renamed it transfer duty or land transfer duty, while everyday conversation still says stamp duty. The name comes from the old practice of physically stamping documents to show the duty was paid.
