Mortgage broker — independent

Lender-agnostic, not tied to a single bank. Hunts for the loan structure that fits your strategy: interest-only periods, offset accounts, the right LMI threshold, the right product mix across your portfolio.

Why this role first: every other decision flows from your real borrowing capacity — and most people walk in with the wrong number.

Property-specialist accountant

Not your generic small-business accountant. Someone who lives in investment property: ownership structures, trusts, capital gains tax, depreciation, negative gearing maths, and the structures that quietly cost (or save) you tens of thousands across a portfolio.

Why this matters: the wrong structure on property one is expensive to undo on property two.

Conveyancer or property lawyer

QLD-licensed. Reads contracts properly. Catches the special conditions buried on page 27. Knows the difference between a 5-day cooling-off, an unconditional contract, and the moment risk transfers to you on settlement day.

Why this matters: the contract is where deals quietly go wrong — long before settlement.

Building & pest inspector

Regional QLD specialists who know what reactive soil, termite-prone timber, illegal building work, and post-cyclone repairs actually look like — not the cheapest box-ticker who'll sign off without crawling under the house.

Why this matters: the report becomes a negotiation tool. A good one saves you tens of thousands. A bad one costs you more.

Quantity surveyor

Prepares your depreciation schedule. Done correctly, the schedule reduces your taxable income through non-cash deductions you'd otherwise miss. Their fee usually pays for itself inside the first 12 months.

Why this matters: this is free money sitting on the table. Most first-time investors leave it there.

Property manager

The agent who handles the tenant relationship, the lease, the maintenance, the inspections. We help you negotiate their agreement before you sign — including fees, lease renewal terms, and termination clauses most owners don't know they can change.

Why this matters: a bad property manager can ruin a good investment. A good one is invisible — in the right way.

When relevant — insurance broker, valuer, town planner, financial planner

Not every purchase needs every specialist. For unique cases — heritage properties, dual-occupancy potential, complex insurance needs, retirement planning around the portfolio — we'll bring in additional advisors as needed.
